Downtown Residential Design Guidelines

City of Oceanside

PMC prepared Design Guidelines for the City of Oceanside to address new residential construction and additions to existing residences in the Downtown area. The document was prepared in response to the City’s recent upzoning of properties within the Downtown from low-density single-family residential zones to a high-density multi-family residential zone. In the effort to avoid the proliferation of barrack-style apartment and condominium developments, the guidelines encourage high-quality building and site designs that are compatible with the area’s historical architectural styles, development patterns, and building scale. The guideline document differentiates between the characteristics that define the Downtown’s five residential districts and includes guidelines that pertain to site design, the building envelope, architectural styles, and materials, finishes, and colors. The document includes numerous photographs and drawings to complement the district descriptions and to clearly illustrate the intent of the guidelines.
