    Mills Station Crossing Conceptual Master Plan

    City of Rancho Cordova

    PMC was hired by the Rancho Cordova Economic Development Department to prepare a Conceptual Master Plan for a transit-oriented development along Folsom Boulevard across from an existing light rail station. The City is in the process of assembling the 12-acre site for potential development of a community college, a senior housing project, and mixed-use retail with supporting office and residential development (including structured parking for shared use).

    PMC consulted with the City’s economic development, housing, and planning staff , along with Los Rios Community College, on site opportunities and constraints, regulatory framework, and initial design concepts. PMC’s Urban Revitalization and Design team conducted charrettes and developed an integrated site plan with a vibrant mix of uses including:

    • Los Rios Community College: 75,000 square feet
    • Senior housing project: 100 units
    • Retail (ground floor): approximately 60,000 square feet
    • Office space: approximately 30,000 square feet
    • Residential apartments above retail: approximately 60 units
    • Residential for-sale townhomes: approximately 40 units
    • Structured parking: approximately 600 spaces
